40% less homes available to buy at the start of March compared to same time last year

Just under 12,000 units were available, according to the latest Daft.ie report, a record low for online listings.

It highlights that prices have been impacted by supply, which increased by an average of 8 percent nationally in the first quarter.

The average home now costs €276,000.

Author of the report, Ronan Lyons, says some counties saw higher increases than others:

"In Cork Galway Limerick and Waterford City's prices increased by between 11 and 12%, year on year. And in Leinster -outside of Dublin- typically double digit increases, although some differences county by county. The smallest increases were in Munster and Connacht and Ulster outside of the cities where in some places prices were more or less stable, rising only one or 2%, whereas in Dublin they rose by between six and 7%".
