Increased demand and lack of supply are being blamed for the hikes which potential tenants have described as extortionate with a 4.5% increase in prices recorded this year.
There are 1,000 fewer properties available to rent in the city compared to five years ago which is resulting in bidding wars and queues of people waiting for apartment viewings on a nightly basis.
The government has said it plans to introduce a system of 'rent certainty' which would prevent landlords from increasing rents beyond the consumer price index unless improvements have been made to a property.
Paul O'Donnell has been searching for accommodation for over a month for his family and he told the Neil Prendeville Show that the demand for rental properties is so high that bidding wars are even occurring for substandard properties.
